Landlord Responsibilities: Property taxes, building insurance, major structural repairs.

The property shall be used solely as a private residence.
Subleasing is strictly prohibited without the Landlord’s written consent.

Pets are not allowed unless approved by the Landlord in writing.
If approved, a non-refundable pet deposit of $300 will be required.

The Landlord may enter the premises with 24-hour notice for inspections or repairs.
Emergency access without notice is permitted in cases of fire, flooding, or other urgent situations.

<h3 style="text-decoration: underline;">9. TERMINATION & RENEWAL</h3>
Either party may terminate this Agreement with a 30-day written notice before lease expiration.
Early termination by the Tenant will result in a penalty equal to two months' rent unless a replacement tenant is found.

 <li>Smoking inside the property is strictly prohibited.</li>
 <li>Tenant agrees to maintain renters’ insurance with a minimum liability of $100,000.</li>
 <li>Any modifications to the property require prior written approval from the Landlord.</li>
